However, not all plans are the same or have the same purpose. Two of the most relevant are the architectural plan and the structural plan.

Although often confused, they fulfill completely different functions and are prepared by different technical professionals. In this article, we clearly explain the difference between architectural and structural plans, what information each contains, and why both are essential for the legality, safety, and viability of a construction project.

What is an architectural plan?

The architectural plan is the set of graphic representations that show the formal, functional, and aesthetic design of the building. It is prepared by an architect and is part of the basic and execution project that is presented to apply for a building permit.

What information does an architectural plan include?

Distribution of interior spaces (floor plans).

Location of doors, windows, and partitions.

Cuts and sections of the building.

Facades and construction details.

Dimensions, usable and constructed areas.

Descriptive reports and finishes.

These plans express how the building will be organized and visualized, and are designed both to understand the design and to serve as a basis for execution.

What is a structural plan?

The structural plan, on the other hand, focuses on showing how the building will be physically constructed from the point of view of resistance and stability. This type of plan is drafted by a competent technician, usually a structural engineer or the architect with structural training himself.

What information does a structural plan contain?

Types of foundation and depth.

Details of floors, beams, pillars, and slabs.

Structural materials (concrete, steel, wood, etc.).

Loads, stresses, and structural calculations.

Joints, anchors, and technical details.

In summary, structural plans ensure that the building resists the expected loads, complies with safety regulations, and can be built technically and safely.

Main differences between architectural and structural plans

Aspect

Architectural Plan

Structural Plan

Purpose

Design and organize spaces

Guarantee resistance and stability of the building

Author

Architect

Architect or structural engineer

Content

Distribution, facades, sections, finishes

Foundations, pillars, beams, loads, details

Focused on

Aesthetics, functionality, and urban planning regulations

Safety, structural calculation, and technical viability

Applicable regulations

CTE – Basic Document SI, SUA, HE

CTE – Basic Document SE (Structural Safety)

Project phase

Basic and execution project

Execution project (advanced phase)

Why are both types of plans necessary?

In any legal construction project in Spain, both plans are complementary and mandatory within the technical project:

The architectural plan allows obtaining the urban planning license, since it shows compliance with the planning and functional design.

The structural plan guarantees that the work will be technically viable and safe.

In addition, they are necessary to coordinate all the agents of the work: developer, builder, construction management, and public administration.

What happens if one of these plans is missing?

Without an architectural plan: it is not possible to process the building permit or comply with local urban planning regulations.

Without a structural plan: it is not possible to execute the work with technical guarantees, and the structural safety regulations of the CTE would be violated, which may result in legal responsibilities.

Both documents must be signed by competent technicians and endorsed by their respective professional associations when required by the endorsement regulations.

Conclusion

The difference between an architectural plan and a structural plan is not only technical, but also legal. Both are essential for a construction project to be <g id="gid_0">viable, legal, and safe</g>. The first defines what the building looks like and how it looks; the second guarantees how it is supported and built.

At MC Estudio, we offer you professional advice at every stage of your project.

In any construction project—be it a single-family home, a building, or a complex renovation—plans play a fundamental role.
